Our business model provides a number of benefits for the property owner and for the property manager:
Benefits to property owners
You get the lease term you want. We prefer to lease long term and generally, so do most property owners. However, if you wanted a shorter lease because of your plans for the property, we have the flexibility to be able to accommodate that. If you want a longer than standard lease term, hey, we’re up for that!
First class care of your property. The condition of your property is not the major concern of a regular tenant, but it is of vital importance to us. Therefore, we are just as concerned as you that it remains in tip top condition. We look after it as if it was our own.
No parties. No smoking. No pets. Many leases will have pet and smoking clauses built in. Even if you don’t, it’s one of our rules. And no parties? You’re unlikely to have regular tenants who do not have the occasional party. Christmas, birthday, anniversary, Bathurst, grand final, etc. Or even frequent ones for no particular reason. Less wear and tear. Most regular tenants are there on a daily basis throughout the year. They are using the heaters, the air conditioners, cooking facilities, dishwasher and so on all the time. If your property is fully furnished, that wear and tear applies to all the appliances and furniture, too. Our guests are here for business or vacation, so a lot of their stay is spent out of your property. It’s usually a place to clean up and sleep. Plus, it is unlikely that we will achieve 100% occupancy with our guests, further reducing wear and tear. Your fixtures and appliances are likely to last longer.

Our guests expect a 5-star experience and their first impression of the property is how it is presented. So we take care of it. On top of that, studies have shown that people tend to take better care and more care with a property that looks clean and in good condition. That’s what you want. That’s what we want.
Regular, reliable income stream. While many tenants will provide this, there are unforeseen circumstances that can interrupt it, such as a job loss or a debilitating accident or illness resulting in financial stress. Those problems then land in your lap. Our income is derived mostly passively in a growing market. Therefore, the health or job status of any individual in our organisation is not going to affect that income.
Property owners are not the only beneficiaries of our model.

How our business model works for you
We list properties exclusively on AirBnB and we do that for a very good reason.
Review System
Many other short-stay booking platforms do not have review and control systems in place. With AirBnB, guests will rate their hosts on a number of factors. We always aim for 5-star ratings.
By having good reviews and 5-star ratings, we secure more bookings. (That’s why you can be sure we want your place looked after and looking nice) That’s one way the review system benefits us. But it works both ways.
Hosts get to review guests, too. We always check those reviews to see if people wanting to book are desireable. We don’t want unreliable or troublesome guests.
Troublesome guests
Just as property owners can end up with bad tenants, despite screening and checking references, so can we. However, if a guest of ours decides to smoke inside the property, for example, then they are charged an additional cleaning fee. We also carry our own insurance to cover damages. On top of this, AirBnB provide a $1,000,000 host guarantee.
Peace of mind for us and for you.
However, importantly, if we have a troublesome guest, they are gone in a matter of days. A troublesome tenant is a problem that can haunt property owners and managers for months. Evicting a troublesome tenant is something not done easily or cheaply. And all the time you can be bleeding money.
Co-hosting model
If all you want is a long-term lease and a known Return on Investment that you’re happy with year after year, we’re more than happy to work with that. However, some property investors are looking to manage their own properties to maximise their ROI and if maximising returns is what you’re interested in, this is where our co-hosting model gets exciting.
Save money, increase your returns
If you, as a property investor, think that you’d like to manage your own property to save property management fees, there’s nothing to stop you from doing so. Don’t underestimate all that good property managers do, however. There can be a lot of work involved. That’s fine, as long as you have the time and inclination to do it.
Increase your income, increase your returns
Some owners like the idea of listing their own property for short term stays. Again, you can do that, but there is far more work involved in short stays than there is in simply renting to tenants. And there are plenty of people who list their properties on various platforms that don’t make anywhere near the money they thought they would. That’s because to do it successfully, consistently, it takes specialised knowledge and systems in place.
